Why are most foreclosures already under contract even before they hit the MLS?
Most experienced REO agents have groups of investors they give the “heads up” to before REO listings actually go on the market. They do this as a courtesy to previous clients. I offer this information to anyone who wishes to join my list. I will email out a current list of the properties I have listed, including the ones that have yet to get a price and are waiting to go on the market.
Distress Sales resulting from bank foreclosures often represent a great way to get a fantastic deal on a home. It's not easy for the average homeowner to find these deals, because you have to keep scouring the paper or searching the internet to see when one comes up. Actually the keywords "Foreclosures" & "Bank REO" are two of the most requested search keywords in the real estate industry online!
Most investors or homebuyers have to do their own leg work to identify hot new foreclosures. Many websites offer a computerized service for a fee or membership cost of, which automatically searches and downloads a current list of foreclosure properties day in and day out and sends them to you by email or gives you a password to login to their website. This is a great resource for finding foreclosures.
